San Vicente Municipality Implements Fiscal Regularization for Constructions

The Municipality of San Vicente has implemented a “fiscal regularization” scheme to legalize works and constructions carried out without municipal permits or with expired permits, following the ordinance's approval in the Deliberative Council. According to the Argentine News Agency, the scope includes new works, expansions, and building modifications made before December 31, 2025, for both urban and rural properties, as per the regulatory text. The scheme provides for three options: fiscal regularization, fiscal registration, or completion of administrative procedures, depending on the legal status of each work. For files with construction files in process and expired deadlines, the ordinance sets a late fee that scales with age: 20% (less than 4 years), 40% (between 4 and 6), and 50% (more than 6). The fee can be paid in up to two interest-free installments, and once the situation is regularized, the files are “re-stamped,” always under the approved regime. The norm also incorporates a financial “reward”: those who pay electronically receive an additional 10% reduction on financing interest.
